Zero Deposit Option

Moving into a new home shouldn’t mean finding five or six weeks’ rent for a deposit before you’ve even got the keys. That’s why we offer a zero deposit option through Reposit — a straightforward alternative to a traditional cash deposit that cuts your upfront moving costs.

What is Reposit?

Reposit is a deposit alternative regulated by the Financial Conduct Authority. Instead of paying a traditional deposit of five or six weeks’ rent, you pay a one-off fee equivalent to one week’s rent (subject to a minimum of £150). That fee gives your landlord protection worth up to eight weeks’ rent — more cover than a standard deposit — while leaving your cash in your pocket.

Why tenants choose it

  • Save hundreds of pounds upfront. Keep your money for the things that matter — furniture, moving costs, or simply a buffer.
  • Great for sharers. If you’re moving in with friends, the fee is split between all tenants.
  • Faster and fairer at the end. Traditional deposit schemes can take up to eight weeks to resolve a dispute while your cash sits locked away. With Reposit you keep your money throughout and only ever pay for what you genuinely owe.
  • No waiting for a refund. Around 70% of tenancies end with nothing owed — in which case there’s simply nothing more to do.

How it works

  1. Tell us you’d like the zero deposit option when you apply for a property. We’re a Reposit partner, so we can set it up for you.
  2. Sign up and pay your fee via a secure link we send you. This needs to be done before your tenancy starts.
  3. Move in and enjoy your new home. You can keep your details up to date through your own Reposit dashboard.
  4. At the end of your tenancy, if there’s nothing owed, that’s it. If there are any charges, Reposit will let you know and you can either accept and pay, or raise a dispute.

The costs, in full

Reposit is transparent about its fees. Here’s everything that could apply:

  • Upfront fee: the equivalent of one week’s rent (minimum £150), split between all tenants.
  • Annual fee: £30, split between tenants — only if your tenancy runs longer than 12 months.
  • Dispute fee: £60, split between tenants — only if you choose to dispute end-of-tenancy charges, and fully refunded if your dispute succeeds.
  • Tenant swap fee: £50 — only if a tenant is swapped or added, and paid by the incoming tenant.

Things you need to know

  • The fee is non-refundable once your tenancy has started (it’s refundable if you cancel before it begins). Unlike a deposit, you don’t get it back at the end, and it can’t be set against any end-of-tenancy costs.
  • You’re still responsible for any valid, properly evidenced charges at the end of the tenancy — such as cleaning, damage or unpaid rent — exactly as you would be with a normal deposit. Reposit is not tenant insurance.
  • Any amount owed must be settled. Not paying could affect your credit rating, and Reposit can pursue the outstanding balance.
  • It’s completely optional. You’re always free to pay a traditional cash deposit instead if you’d prefer.
