What you can expect

Every room and HMO we manage is kept to a proper standard — safe, compliant with HMO regulations, regularly maintained and looked after by a local team. Many of our rooms come with bills included, so you know exactly what you’re paying each month with no surprises.

Zero deposit rooms

Renting a room shouldn’t mean a big upfront outlay. On many of our rooms you can choose our zero deposit option through Reposit — a small one-off fee instead of a traditional cash deposit, so moving in costs you less.

Landlords with rooms or HMOs

If you own an HMO or a property you’d like to let by the room, we can manage it for you — from finding and referencing tenants to rent collection, maintenance, inspections and full HMO and Renters’ Rights Act compliance. We’re a member of the Property Redress Scheme. See our landlord services or ask for a free appraisal.

How renting a room with us works

Renting a room in one of our house shares is the simplest way to live in South Lincolnshire without the cost and commitment of a whole property. Here’s how it works from first enquiry to moving in.

1. Tell us what you need

Call 01775 666585, message us on WhatsApp or use the contact form. Let us know which town you need to be in (Spalding, Holbeach, Boston, Long Sutton, Sutton Bridge or Bourne), your budget, your move-in date and whether you need an en-suite, parking or a particular kind of house share.

2. View the room

We’ll arrange a viewing at a time that suits you — evenings included where we can. You’ll see the room, the shared kitchen and bathrooms, and meet the house where possible, so you know exactly what you’re getting.

3. Apply and get referenced

You’ll need photo ID and proof of your Right to Rent in the UK, and we’ll run identity, credit and income or employment checks. A holding deposit of up to one week’s rent takes the room off the market while that happens.

4. Deposit — or zero deposit

Any tenancy deposit is capped by law at five weeks’ rent and protected in a government-approved scheme. On many rooms you can choose our Zero Deposit option instead and keep that cash in your pocket, subject to referencing.

5. Move in

Once referencing is complete we’ll agree your start date, sort the paperwork and hand over the keys. If the room is empty and ready, that can be a matter of days.

What’s included in our rooms

  • Bills included on most rooms — typically gas, electricity, water and broadband are covered in one monthly payment, so budgeting is simple. We’ll always confirm exactly what’s included before you apply.
  • Furnished — rooms come with a bed, storage and the basics, and shared kitchens are equipped.
  • Cleaning of shared areas — on many of our larger house shares, communal areas are cleaned regularly.
  • Safety and compliance — every house share has current gas and electrical safety certificates, fire safety measures and, where required, a South Holland or Boston HMO licence.
  • 24-hour emergency maintenance — a real person to call if something goes wrong, at any hour.
  • A local team — our office is in Spalding town centre, so problems get dealt with by people who can actually come round.

Who our house shares suit

Most of our tenants are working people who want somewhere clean, safe and affordable close to their job. That includes people relocating to the area for work in food production, packing, logistics, healthcare and agriculture; people between homes after a move or a change in circumstances; and anyone who’d rather share a well-run house than pay for a flat on their own. Many of our tenants stay for years — we regularly hear from people who’ve been with us for five, seven or ten years — because a well-managed house share is a good place to live, not just a stopgap.

For landlords: letting rooms and HMOs in South Lincolnshire

HMOs and house shares are our specialism. Room-by-room letting can significantly out-earn a single let on the same property, but only if it’s run properly: the right licence, the right safety standards, and tenants who are referenced, looked after and kept. That’s what we do.

  • HMO licensing — we’ll tell you whether your property needs a licence from South Holland District Council, Boston Borough Council or South Kesteven District Council, and help you through the application.
  • Room-by-room tenant-find — individual referencing for each tenant, with a steady pipeline of enquiries from local workers.
  • Fully managed — rent collection, bills, maintenance, inspections, compliance and tenant turnover, all handled.
  • Portfolio landlords — we manage multiple HMOs for investors across Spalding, Holbeach and Boston, and can advise on what’s letting well.

Frequently asked questions about rooms to rent

Are bills included in the rent?

On most of our rooms, yes — gas, electricity, water and broadband are usually covered in one monthly payment. We confirm exactly what’s included for each room before you apply, so there are no surprises.

Are the rooms furnished?

Yes. Rooms come with a bed, storage and the essentials, and shared kitchens are equipped. You just need to bring your own bedding and personal things.

Can I rent a room with no deposit?

On many rooms, yes. Our Zero Deposit option lets you move in without a cash deposit up front, subject to passing referencing. Otherwise deposits are capped at five weeks’ rent and protected in a government-approved scheme.

How much notice do I need to give?

We’ll set out the notice period clearly in your tenancy agreement before you sign, so you know exactly where you stand. Ask us about it at your viewing if it matters for your plans.

Can couples rent a room?

Some of our larger rooms are suitable for couples — tell us when you enquire and we’ll show you the rooms that work. Room sizes and licensing rules mean not every room can take two people.

Do I need a guarantor?

Not always. If your referencing passes on income and credit, you won’t need one. If it’s borderline — for example you’ve just started a new job — we may ask for a UK-based guarantor or offer an alternative. We’ll tell you before you commit.

What is a licensed HMO, and does it matter to me as a tenant?

An HMO (house in multiple occupation) is a house shared by three or more people from different households. Larger ones must be licensed by the council, which sets standards for room sizes, fire safety and facilities. It matters because it means the house you’re moving into has been checked — all our licensable houses are licensed.

Which towns do you have rooms in?

Spalding, Holbeach and Boston have the most rooms, with house shares also in Long Sutton, Sutton Bridge and Bourne. Tell us where you need to be and we’ll find the nearest option.

I’m a landlord — will you manage my HMO?

Yes, that’s our specialism. We manage licensed and non-licensed house shares across South Lincolnshire, handle room-by-room tenant-find, and can guide you through the licensing process. Book a free valuation or call 01775 666585.
