Spalding vs Holbeach vs Boston: where rooms let fastest and why
If you own a house share, or you’re thinking of turning a three-bed into one, the first question is usually “how quickly will the rooms let?” In South Lincolnshire that depends a lot on which town you’re in. Spalding, Holbeach and Boston each have their own type of renter, their own supply of rooms and their own quirks. Here’s what we see from our office on Westlode Street.
Who rents rooms in South Lincolnshire?
Across all three towns, the biggest group of room renters is people working in food production, packing and distribution. Bakkavor alone has sites in Spalding, Holbeach and Sutton Bridge, and there are dozens of smaller growers, packers and haulage firms across the Fens. Many of these workers are on shifts and want somewhere clean and warm close to work without the cost of a whole flat.
Then there are people new to the area who need a base while they find their feet: healthcare staff, trades people on contracts, and people whose circumstances have changed. Rooms also suit tenants who can’t raise a large cash deposit, which is why our Zero Deposit option via Reposit gets used so much on house shares.
Spalding: the deepest pool of room renters
Spalding is the busiest room market of the three, and in our experience rooms in the town let fastest, for a few reasons.
It’s the largest town in South Holland and has the most employers within walking or cycling distance. It has the railway station, with East Midlands Railway running hourly weekday trains to Peterborough one way and Sleaford and Lincoln the other, so people who work out of town can live here without a car. And it has the shops, gyms and pubs single renters actually use.
The rooms that go first in Spalding are close to the town centre and the station, with a double bed, a decent lock on the door, fast broadband and bills included. A clean shared kitchen and bathroom matter more than most landlords expect. Rooms on the edge of town, or in houses with tired shared areas, take noticeably longer.
The flip side is that Spalding has more house shares than Holbeach, so the competition is real. A room that’s sat empty for a month here is usually overpriced, under-photographed or in the wrong part of town. Our current rooms to rent in Spalding give a feel for what’s on offer.
Holbeach: smaller market, loyal tenants
Holbeach is a market town rather than a regional centre, and there are far fewer house shares. That means fewer people searching at any one time, but also far less for a good room to compete against.
Demand here comes mainly from the food industry. Bakkavor’s Holbeach site is one of the larger employers, and the South Lincolnshire Food Enterprise Zone on the edge of town is home to the University of Lincoln’s National Centre for Food Manufacturing, which trains apprentices for the sector. Add the packhouses and growers along the A17 and you have a steady stream of people who need a room within a short drive.
What we find in Holbeach is that rooms let a little more slowly than Spalding but, once filled, tenants stay longer. Holbeach renters are often settled in a job and simply want a reliable room near it, so turnover and void costs are lower. The rooms that struggle are the ones priced as if they were in Spalding.
If you’re letting in Holbeach, Long Sutton or Sutton Bridge, off-road parking is worth more than almost any other feature. Most tenants there drive to work, and a house with nowhere to park will lose out every time.
Boston: big demand, more rules to get right
Boston is the largest of the three towns and has a strong rental market of its own. Pilgrim Hospital is a major employer bringing in nurses, healthcare assistants and support staff, many of whom want a room for their first few months. The Port of Boston and the food factories around the town add to demand. Rooms close to the hospital and within walking distance of the centre let well.
The main difference with Boston is that it’s a more established HMO market, so there are more shared houses competing for tenants and quality varies widely. Tenants there have seen plenty of poor house shares and will pay a bit more, and stay longer, for one that’s run properly.
Boston also sits under a different council. HMO licensing there is handled by Boston Borough Council, not South Holland District Council, so landlords with houses on both sides of the boundary deal with two sets of forms and conditions. Mandatory licensing under the Housing Act 2004 applies in both areas to houses shared by five or more people from two or more households. Our guide to South Holland HMO licensing covers which houses need a licence and how to apply.
What makes a room let quickly in any of the three towns
Location sets the ceiling, but presentation decides whether a room goes in days or sits for weeks. What consistently makes the difference:
- Bills included and clearly stated. Room renters compare one number. If yours needs a calculator, they move on.
- Good photos of the room and the shared areas. A picture of a bed and nothing of the kitchen tells people the kitchen isn’t worth showing.
- Fast, reliable broadband. For shift workers and anyone working from home it’s a deal-breaker.
- A quick move-in route. Fast referencing and a Zero Deposit option get people in before they find somewhere else.
- A house that’s looked after. Tenants talk, and a house known for quick repairs fills by word of mouth.
Which town is right for you?
For the fastest lets and the largest pool of applicants, Spalding is the strongest of the three. For lower turnover and less competition, Holbeach and the villages towards Long Sutton do well if you price sensibly. Boston offers scale and steady demand from the hospital and the port, provided you present the house well. Whichever town you’re in, a clean, warm, well-run house share in the right spot lets quickly. One that isn’t will sit, whatever the postcode.
