Congratulations on finding your next home! Once your offer has been agreed in principle with the landlord and you have paid your holding deposit to secure the property, here is exactly what happens next.
YOUR NEW TENANCY
From 1 May 2026, all new tenancies with Property Panda are Assured Periodic Tenancies — rolling agreements with no fixed end date. This gives you the security of knowing you won’t be asked to leave without a valid legal reason, and the flexibility to move on with two months’ written notice whenever suits you.
STEP 1 — PAPERWORK (within 48 hours)
To hold the property for you, we need the following completed within 48 hours of your offer being agreed. If we don’t receive what we need in time, the property will be returned to the market.

Every occupier aged 18 or over must complete an online application so that references can be obtained. We use a trusted third-party referencing agency.
Each occupier may be asked to provide their last 3 months’ bank statements.
Each occupier must provide photo ID and proof of address — for example a utility bill, council tax bill, or full UK driving licence. We cannot accept provisional driving licences, mobile phone bills, or credit card statements.
Each occupier must attend our office in person with their original acceptable documents to confirm their right to live in the UK. Copies will be certified by us and held securely on file. Acceptable documents are published by the Home Office at www.gov.uk/rightorentchecks.
STEP 2 — REFERENCES
Once your application is submitted, you’ll receive an introductory call from our team to confirm your tenancy details and keep you updated on the progress of your references. In some cases, we may ask for your help chasing an employer or previous landlord reference to avoid delays.
STEP 3 — THE TENANCY AGREEMENT
You will be sent your Assured Periodic Tenancy agreement to review and sign. Please read it carefully — it is your legal contract and sets out both your rights and your responsibilities as a tenant. All parties must sign and return it promptly to avoid delaying your move-in date.
Under the Renters’ Rights Act 2025, before your tenancy begins we are also required to provide you with a copy of the official Government Information Sheet explaining your rights as a tenant.
STEP 4 — MOVE-IN MONIES
Once your references have been approved by the landlord, you will be asked to pay the following in cleared funds at least one working day before your tenancy start date:
We will never ask you to pay more than one month’s rent in advance. This is your legal right under the Renters’ Rights Act 2025.
We recommend not booking your removal van until your references are confirmed and you have a verified move-in date.
STEP 5 — COLLECT YOUR KEYS
Once all steps are complete, we’ll arrange a check-in time and you can collect your keys from our office at 29 Westlode Street, Spalding, PE11 2AF. Welcome home!
ENERGY PERFORMANCE CERTIFICATE (EPC)
You will receive a copy of the property’s Energy Performance Certificate before your tenancy begins. This rates the property’s energy efficiency from A (most efficient) to G (least efficient) and is valid for 10 years.
